Cronulla Mall Report: Christmas by the Beach & Bay

12308364_1070915939607258_6296975608186851694_nSummer is here! Welcome to the best time of year and the best place to be. What a gorgeous first week we have had.

I supposed it was wishful thinking to hope that the 10th anniversary of the Cronulla Riots could pass us by without notice but unfortunately it seems that a few people are taking the opportunity to commemorate the date with a march. So while I support free speech, I don’t support this march.

As a business owner and resident in Cronulla I experienced first hand the damage that this day inflicted on the area, and then for many months, years after. Cronulla was splashed across the news around the world for all the wrong reasons. Being during peak Christmas trade, post riot day, people were told to avoid the area, local businesses did it tough, several never re-opened.

2015-12-08_11.00.08The “I Love Cronulla” Facebook page came about because of the riots. I wanted people to understand that this was not what Cronulla was about. I wanted to showcase the suburb, support local business and counter the image the rest of Sydney, Australia and the world saw on the news.

So while one group marches on 1 day, the “I Love Cronulla” page will continue everyday to support the local community.

Meanwhile, in other much brighter news, the Christmas festivities in the Mall are in full swing, starting from the top of the Mall with Santa photos for families and pets!

Across from Santa, the former McDonalds corner is looking very empty with both McDonalds and the Leading Edge computer store still vacant. Maybe the New Year will bring some new tenants?

2015-12-08_11.06.12Further down there have been a few other changes; Cronulla Surf Design is now Quiksilver and Indian restaurant Dash of Spice is now Albi’s Table, an Italian café restaurant opening soon.

Ocean Grove has seen some change lately (and council/road works) as well. Henry’s Restaurant and Bar is opening soon and sadly the popular Indian Aromas has closed. With Breeze in Gerrale St and Surf Lane almost complete and the new retail stores below hurrying to finish in time for Christmas, we are looking forward to even more choice for dining in Cronulla.

Charbella’s shop next to Grind is vacant after Charbella moved back to its old haunt in Ocean Grove Ave.

The Winter Holidays Mall Report – June 2015

IMG_20150630_152406With almost weekly posts in Sydneywide blogs and print media on all the latest Cronulla food eateries opening and established businesses getting their well-earned mentions, Cronulla is now a 4 season, busy beachside hub. Combined with school holiday activities such as Cronulla on Ice, winter in Cronulla has been particularly hectic this week and businesses are enjoying the crowds.

IMAG4696_1Starting from the South, Gelatissimo will open for business in September and its location will make Cronulla the last Sydney beachside suburb for the popular gelato chain.

The Best Little Bookshop In Town has well and truly settled into their new location, great to see the former Australand Greenhills Beach shop front finally filled up!

 

IMG_20150630_153503After months of uncertainty, the iconic, heritage listed Commonwealth Bank has been sold to local developers…

Heading east opposite South Cronulla Beach, the highly talked about Eat Burger Cronulla (opened by locals of Mims Espresso and Eatery in Burraneer) is starting to take shape and is set to open in mid July where the Balkan Restaurant once sat.

IMAG4699_1_1Continuing north, Earth Angels have moved and we are patiently waiting for new organic store Naked Foods to open for business next to Cold Rock Ice Creamery.

At the top end of the Mall, popular clothing store Flirty is now Loft 18 and below Cronulla Cinemas, the shop fronts of McDonalds and Firstech Computers still sit empty, waiting to see who will move in…

Spring Real Estate Update

IMG_0928After a sensational long weekend of great weather and football entertainment vendors and buyers are into the final mad dash to sell and buy before Christmas 2014.

It seems unlikely that a rate rise will be seen this year after the Reserve Bank met this week and left the official cash rate on hold for October. However the RBA has been more vocal in recent months about the housing market and is doing its best to cool the heels of buyers, worried prices have increased at an unstable rate.

Certainly we have seen dramatic price increases in the Sutherland Shire especially in the first 6 months of this year. As I see it though while the shortage of listings continues, the pressure on prices will remain. Buyers listening to the RBA’s warnings seem not as desperate to purchase as earlier in the year. What hit home for me recently was the figures showing that first home buyers are generally in their 30’s or 40’s.

Sydney is definitely an internationally priced real estate city!

Don’t Overpay On Advertising When Selling Your Home

Real estate advertising has come so far since I first started in the industry. I remember as the salesperson, having to take the photos on a camera using film, then walk up to the local chemist to have them developed, $15 and an hour later we would realise the photos were not all that good and needed a second take but having to meet a print deadline we would have to pick the best of a bad bunch.

How can a stylist help an agent?
Kathryn: A stylist can help by working with the agent on the presentation of the property. A stylist can discuss ideas on how to make the property looks its best and then implement those ideas to increase the appeal and value of the property.

Kylie: A stylist can be an agent’s secret weapon. It’s hard for an agent to make suggestions as sometimes people can take an offence. When an independent person like an experienced stylist offers their point of view, vendors are more open to their opinion. In the competitive and sophisticated real estate market today hiring furniture is normal and becoming more and more common.

How much value can simple styling add to the sale price?
Kathryn & Kylie: A massive difference!

Kathryn: If the property is styled correctly it automatically goes up in value in the eyes of potential buyers. Property values can increase exponentially if the vendor invests some time and thought into how the property looks, feels and overall presentation.

Kylie: The Sale price and speed of sale increases when a property is styled. The leaking tap in the bathroom must be fixed! Little things can be deterrents from the property itself.

What are the most basic styling improvements that you both agree can boost the overall feeling of a property for sale?

1. Clean and de-clutter.

2. Choose the right furniture to make the property feel bigger.

3. Choose accessories and artwork that enhance the property but do not distract.

4. Painting the property can go a long way. Lighten and brighten the colour scheme throughout.

5. Attend to and fix any small jobs before sale. You want the property to look in great condition.

What’s the biggest mistake a seller makes when they put their property on market?
Kathryn: That they overlook getting the property styled by a professional. A lot of people think that they can do it themselves. Calling in the professionals saves you time, money and at the end of the day you will know that you have sold for the highest price possible.

Kylie: The biggest mistake is selling a property vacant with no furniture.

If you had to avoid a certain item, statue, accessory or ornament in a property, what would it be?
Kathryn: I think it would have to be Grandma’s Old China collection! Get rid of it quick!

Kylie: Photographs of the family, it can be a distraction from the property/room itself if potential clients recognise any familiar faces – keep it neutral. The kitchen bench needs to be bare with a simple centrepiece like a bowl of fruit. Take off the fridge magnets! Bathroom should be 5 star hotel clean with new towels and please put the toilet seat down!

Cronulla Mall Report: May 2014

The cool pre-winter weather is yet to set in and Cronulla is just as busy as ever!

Since our last Mall Report there have been no major changes in Cronulla to report, but there are a few…

In Surf Rd Queen Margherita of Savoy has replaced Hunt & Gather and we can’t wait to try it! Check out the menu on their website here.

Cronulla Mall Report: Welcome to 2014!

photo 2 (3)As expected, Cronulla is at its peak – kids are out and about, the beaches are packed and parking is scarce… Welcome to Summer!

Starting from the soBeach Shack closing downuthern end of the Mall, the bright pink, vibrant Yogurberry has opened where Stevie & Me once was.

Chocpad is still vacant and For Lease, any ideas what will move in here?

Sadly there will soon be another vacant store… Beach Shack is closing down. Their last day of trading will be Wednesday 22nd January.

The Commonwealth Bank sits quietly in the Mall with a DA for a mix of residential and commercial shops…. Watch this space!

If you’re looking for breakfast you’ll have to get in early, the cafe’s are filled by 9am!

The year has started with some fast and furious selling at Beach & Bay Realty, both auction campaigns in February were sold prior to auction over only 2 weeks and a private treaty sale went through in 5 days!

We seem to have started the year with more buyer inspections and a little more confidence than last year, this is reflective in the auction clearance rates Sydneywide for Feb and March which are much improved on 2012. We will continue to track the auction results in our area of expertise throughout 2013 so please join our e-newsletter for weekly updates of auction sales.

Introducing the ‘I Love Cronulla’ team

We have been running the ‘I Love Cronulla’ page for almost 4 years now but over the past 12 months it has become increasingly popular and we thank you all for your likes!

Just wanted to introduce our small team…

Basically, my company Beach & Bay Realty launched and manages this community page and we started it as a medium for like-minded lovers of our gorgeous suburb and surrounds to highlight the many stunning spots we have as well as supporting local business and community groups.

There are several of us who take photos, write blogs, interview businesses and generally update you on local happenings.

We have regular contributors like lifeguard Adam Hartup, photographers like Jen Nixon who send us special pics, thanks guys, keep them coming.

We are only a small team at Beach & Bay Realty and please keep in mind this is a “love job!”. Our day job is selling real estate in this beautiful area but hey promoting Cronulla on fb is good for business!

Anyway here’s to another year of prime sunrises, shipwrecked shipping trawlers, local poet launches, photo competitions and some record property sale prices.
