Shortage of Properties For Sale, Winter 2013

The Reserve Bank meets today and the consensus is that that there will be a rate cut of .25% and with a Federal Election date now booked in this is good news for buyers. Yes I say buyers! Not since Winter 2003 have I seen a shortage of listings like this winter, where buyers come through an open house and eye their competition, recognising other buyers as bidders at the previous week’s auction, both being outbid by someone who went the extra $10,000.

In the current market buyers have to be ready to pounce, think twice and you will miss out. Mind you with fixed interest rates below 5%, it is a great time to be buying, there just needs to be more on the market for all the buyers currently looking.

Hopefully with the certainty of an election date and spring around the corner more people will decide to sell in the coming months and current buyers will be unpacked and moved in for Christmas 2013 in their new home.

Open House Tips

Are you in the midst of a marketing campaign and struggling with the cleaning ritual involved with having your property spic and span every open house?

Here are some tips:

  • Have your window cleaner on call
  • Buy out the shelves of spray and wipe multipurpose wipes (if you have time to be environmentally friendly, kitchen and bathroom e-clothes and Enjo products are fab)
  • Make friends with your local florist, you will be buying flowers every week
  • Remember the washing machine, dishwasher, fridge and dryer are all good places to store things or even the boot of your car for last minute clutter
  • You can also have a shower the night before and clean the shower, skip your morning walk (no time anyway) and then skip the shower the morning of the open?!

Eat out, you won’t have time to clean the kitchen and you don’t want garlic infused leftovers permeating out of the fridge, plus the fridge will be filled with items you need to hide at the last minute.

Just think – you are living in a soon to be someone else’s home, divorce yourself of saying “my home” and think of yourself as a cleaner of a hotel… and if you can avoid sleeping in the bed even better, because re-arranging the pillows, cushions and remaking the bed every day is a drag.

Good luck and happy selling!

Mid week Easter auctions

Last nights local in-room auctions gave us 1 of each result. Of the 4 properties up for auction, 1 sold prior, 1 sold under the hammer, 1 was withdrawn and 1 was passed in.

There are no auctions scheduled this weekend, everyone will be enjoying the last rays of this stunning weather instead. Happy Easter!
