Last year saw real estate prices increase 10-15% in the Sutherland Shire after several tough years but this year the rapid increase in sale prices across Sydney has been so dramatic that I would estimate the price increase is already 10-15% for the 5 months of 2014, especially in the Sutherland Shire. I do not think we have experienced this sort of price growth spurt since July 2003, when every house sold achieved a new record and properties for sale were in such short supply that people tended to buy first, then sell to avoid being without a home to go to.

It’s back to the days when pest and building inspectors are booked solid, most properties are being marketed as Auction, serious buyers need to attend the first open house if they want to secure the property and every TV channel has a show about renovating and selling!
Will this continue? Should we wait? Is this a bubble? These are the questions buyers keep asking me and I honestly don’t know. What I do know is that Sydneysiders are obsessed with real estate again, interest rates are low and there is a feeling of confidence again in the property sector. If only I had a crystal ball.
The leafy peaceful suburb of Bonnet Bay has a raging debate over the naming of one of its bush tracks, known by locals as “The Glen”. The Leader reported yesterday that Sutherland Shire Council has decided to go against the proposal to name the walking track in The Glen Reserve after environmentalist and former Shire resident Professor Tim Flannery. Professor Flannery has an association with the Shire after being a resident and losing his home in the bushfires of 1994.
Councillors Jan Forshaw and Kent Johns moved that the name be Bushcarers Track. Now the new name of Bushcarers Track will go out for public comment.
Bonnet Bay is known for its streets being named after American Presidents so maybe an Australian environmentalist named bushtrack might balance things out a bit?
The year started a bit quiet for Beach & Bay Realty. With the onslaught of natural disasters and the up & coming election, it seemed both buyers and sellers were a little hesitant when it came to the property market. Things seem to have changed significantly in the month of March and we’ve been very busy these last few weeks preparing market appraisals, giving lots of clients advice on purchasing, and listing properties from both the Sutherland & St George Shires.

Every time we sell a home, we buy a homeless person a durable swag backpack in an attempt to show our support for people who deserve a roof over their heads, but cannot access housing.

The first auctions for 2011 in our area were held on Saturday 12th February and last night another 7 properties were scheduled to go to auction in rooms at Elouera Surf Club, Cronulla.
With a clearance rate of 57% for the first weekend of onsite auctions I was interested to see the clearance rate of in-rooms.
Two had already sold prior, a great start, so the remaining properties in our tracking area (postcodes 2230 & 2229) resulted in 2 passed in with a vendor bid, 1 passed in to highest bidder, 1 passed in with no bid and 1 sold on auction night. The end result is an auction clearance rate of 42%.
Just to compare with Sydneywide statistics, the clearance rate for Saturday was 69% according to Home Price Guide.
Since Saturday’s auction 1 property has sold and 1 of the properties last night was not far off a sale.
On Thursday night there are 3 more auctions scheduled, so far, all 3 are going ahead.

Today I went and inspected a development in the heart of the Cronulla, “Drift” on Gerrale Street, due for completion in December. The developer gave us the grand tour, 11 apartments only 2 on each level plus penthouse occupying the entire floor.
From start to finish every detail of everyday living and “lifestyle” has been considered. Every fixture and finish is of the highest standard. The developers – Allen and John Sammut (Sammut Developments) are local Sutherland Shire residents, very well known and highly regarded.
Their last development “Coast” in Coast Ave, Cronulla was so highly sought after, the luxury apartments were sold off the plan immediately and from all reports no one will probably ever sell!
